New housing lottery with homes as low as $454 opens up applications – but you must agree to two requirements

AFFORDABLE housing has opened up for some Americans, with monthly rent prices as low as $454.

The units specifically benefit low-income renters, seniors, and the unhoused community.

In Brooklyn, New York, a development in Crown Heights has been finished with brand-new apartments designed to be affordable for city residents, per Brownstoner.

The eight-story-tall building, Weeksville Place, is located at 1559 Prospect Place.

It was built over a previously vacant lot with a total of 45 units and now offers a lottery for 36 with rent stabilization and income restrictions.

There are studio, one-bedroom, and two-bedroom apartments now available.

QUALFICATIONS & APPLICATION

Those eligible for the lottery would need to meet two criteria.

First, they would be New York families or single occupants.

Second, they must be earning 30 to 80% of the Area Median Income.

The limits range between $18,480 for a one-person household and $134,160 for a five-person household, per a listing for the building on the NYC Housing Connect government website.

Studios account for 15 of the 36 units at start at a base of $454 per month but go as high as $654.

Seven one-bedroom units begin at monthly rent costs of $577 and hit a maximum of $1,676.


The remaining 14 two-bedroom units start at $1,364 monthly and go up to $1,999.

The other nine apartments that make up the 45 total units at Weeksville Place are reserved as supportive spaces for families that are referred through New York City agencies.

Seniors will also be favored for the cheapest units, per the listing.

Weeksville Place’s lottery is going on right now, and those interested can apply through the listing on the NYC Housing Connect website.

What is Affordable Housing?

  • Housing that low-income Americans can afford while paying for other living necessities
  • The United States Department of Housing and Urban Development (HUD) says an occupant should pay no more than 30% of their gross income for affordable housing
  • That measure ensures there’s always money leftover for essentials
  • Local areas can add other criteria

Applications close on October 28.

AMMENITIES

Included at the apartment building is a lobby, rear yard, and grilling area, per ESKW/Architects, designers of Weeksville Place.

There’s also a children’s playground, community center, bike storage, energy efficient appliances, air conditioning, and an on-site manager.

Residential hallways in the building also feature wood paneling.

While heat and hot water are included in rent costs, tenants will have to pay for electricity.

The lot where Weeksville Place is now built had been vacant since the 1980s and was city-owned.

In 2022, the city transferred the lot to affordable housing developer Settlement Housing Fund and The Beecchwood Organization, a construction company, for just $3.

Settlement Housing Fund has several affordable housing developments in Crown Heights.
